Selling land doesn’t have to be complicated.
At Land Solver, I strive to make every transaction as straightforward and transparent as possible. Whether you’ve sold property before or this is your first time, I’ll do my best to answer your questions and keep you informed throughout the process.
Every property is different, but here’s what you can generally expect.
The Process
1. Let’s Start the Conversation
Everything begins with a conversation.
If you’ve received one of my offer letters and are interested in discussing your property, simply contact me by phone or email.
This is your opportunity to ask questions, discuss your property, and tell me what you’re hoping to accomplish.
Before discussing the details of a transaction, I’d like to understand your goals.
2. Review the Offer Together
If my written offer meets your expectations, wonderful.
If it doesn’t, I still encourage you to contact me.
Every property is unique, and I’d appreciate the opportunity to better understand your situation.
Sometimes additional information about a property can influence how I evaluate it.
Even if we ultimately decide not to move forward together, I believe it’s always worth having an honest conversation.
3. Opening the Transaction
If we reach an agreement, we’ll open the transaction with a reputable title company.
The title company acts as an independent third party and helps coordinate the closing process.
They’ll begin researching the property’s ownership history, verify title, prepare the necessary documents, and help ensure everything is completed properly before ownership is transferred.
4. Title Review and Closing Preparation
Every property is different.
Some transactions move quickly.
Others require additional time because of title research, unpaid property taxes, multiple owners, inherited property, or other matters that must be resolved before closing.
Throughout this process, my commitment is to communicate openly and keep you informed as progress is made.
5. Closing Day
Once the title company has completed its work and all parties are ready to close, they’ll coordinate the signing of documents and transfer of ownership.
After closing, funds are disbursed according to the final agreement.
My goal is to make the experience as smooth and professional as possible from beginning to end.
Frequently Asked During the Process
How long does the process usually take?
Every property is different.
Some transactions are completed sooner, while others require additional time depending on title work, ownership questions, or other circumstances.
My purchase agreement allows sufficient time to complete the necessary due diligence and coordinate a successful closing, while keeping you informed throughout the process.
Will I know what’s happening during the transaction?
Yes.
Communication is one of my highest priorities.
If questions arise or additional information is needed, I’ll do my best to keep you informed throughout the process.
Who pays the closing costs?
In most transactions, Land Solver pays the customary closing costs, including title and escrow fees, unless otherwise agreed in writing.
